Common Transaction Structures

 

Sale Leaseback

DIG purchases a facility from an owner-user and the seller retains use of the facility while paying rent for the duration of a lease term.

  • Long-term leaseback, if the facility is mission critical for the seller.
  • Short-term leaseback, if the seller anticipates vacating.
 

Generic Disposition

  • DIG purchases a vacant (or “orphaned”) facility.

  • DIG purchases raw land, with or without timber in place.

Ground Lease

  • DIG purchases an existing ground lease.
  • DIG purchases land on which a customer hopes to construct a build-to-suit facility and enters into a ground lease with the customer.

 

Ground Sale Leaseback™

DIG purchases only the land beneath an existing facility and enters into a ground lease with the seller. The facility itself is not part of the equation, which allows the seller to receive working capital from the ground sale while retaining ownership (and complete control) of the facility.
